Underpinning can be done in one of two ways: one, improve the foundation system by enlarging the existing foundations or adding new foundations, and two, to improve the properties of the soil below the foundations without touching the building at all.
Water is the main cause of the foundation. Humidity variations cause soil components to expand or contract and move under the base. Your property is subject to basic damage if:
- Built on vast clay
- It was built on a poorly compressed solid floor
- Drainage around the foundation is inadequate
- You live in an area with extreme seasonal changes
- He experienced a plumbing leak under his house
- Tree roots are too close to your home
- The structure has been damaged by an earthquake, flood or drought
If uneven soil is used as a foundation, movement is transferred to the foundation. Soil movements are rarely uniform, so the foundation is subject to differences and upsets. This problem appears on both slabs and spring and beam type foundations.
Why is Underpinning Necessary?
There is a variety of reasons why underpinning might need to be carried out. These are usually related to subsidence issues. Some examples of why underpinning might be necessary are:
- A change in soil conditions under the foundation.
- Soil characteristics were not properly taken into account during the design phase.
- The original foundation is no longer suitable/strong enough.
- The construction/repair/excavation of neighboring structures endangers the current foundations.
- Additional floors are to be constructed underground
